CASE # <br />REQUEST FOR FINAL PLAT APPROVAL OF MINKS BUSINESS PARK: <br />CASE OF MINKS CUSTOM HOMES <br />By: Breanne Dalnes, Associate Planner <br />Background: <br />Plinks Custom Homes submitted an application for minor plat to combine two lots into one lot. <br />Flie two lots are located on the southeast corner of Sunfish Lake Court and Sunfish Lake <br />Boulevard and are legally described as Lot 4, Block .1, Oakridge Industrial Park, and Lot 3, Block <br />1. Ramsey 67 Industrial Park I" Addition. <br />The following items are enclosed for your information: <br />1) Site location map <br />2) Final Plat Exhibit <br />3) City Staff Review Letter dated September 27, 2005, revised November 18, 2005 <br />4) Proposed Development Agreement <br />5) Resolution for Final Plat Approval <br />Notification: <br />Sketch plans are not subject to a public hearing. However, owners of property within 700 feet of <br />the subject property were notified of the sketch plan and site plan request. A land use sign was <br />also erected on the subject property. <br />Observations: <br />Bcn N11nlcs is proposing to construct a 20,048 square foot facility on the property. The site is <br />located in the E-1 Employment District. <br />hhe newly created lot exceeds the minimum 1 acre lot size and 200 feet minimum width <br />reLluirement. The lot will be 3.39 acres in size. The standard 10 foot utility and drainage <br />asements will be provided around the perimeter of the site. Existing easements on the common <br />property line between the two lots will be vacated as part of the replat. <br />111 ,railing, drainage, utility, landscaping, and tree preservation plans will be reviewed as part of <br />i he si Le plan review process. <br />file Planning Commission heard this case on November 3, 2005, and provided comments on the <br />sketch plan for the minor plat. <br />Recommendation: <br />`staff recommends that the City Council approve the final plat contingent upon the City Staff <br />Review Letter dated September 27, 2005 revised November 18, 2005. <br />—183— <br />
