MN 55303 <br />Re: Final Plat — Minks Business Park <br />Dear Mr. Minks: <br />We are in receipt of your minor plat application to combine two lots into one, buildable lot <br />submitted by Hakanson, Anderson dated October 6, 2005. <br />General: The site currently consists of two. lots, (Lot 4, Block 1, Oakridge Industrial Park and <br />Lot 3, Block 1, Ramsey 67 Industrial Park 1" Addition) which will require a minor subdivision to <br />create one buildable lot. <br />Zoning: The property is zoned E-1 Employment. Manufacturing, warehouses, and offices are <br />permitted uses in this district. Retail uses are permitted in E-1 districts in multi -tenant facilities, <br />but These uses are limited to 20% of the units within the building. <br />Lot Sizes: The minimum lot size in the E-1 district is 1 acre. This lot combination will result in <br />a 3.3 9 acre lot. <br />Lot Dimensions: All proposed lots must have at least 200 feet in width. The proposed lot meets <br />all lot width requirements. <br />A ccess: The proposed lot gains two accesses from Sunfish Lake Court. <br />Drainage and Grading: Drainage and grading issues will be addressed as part of the site plan <br />revicw process. <br />Ltilities: The proposed building will be served by existing sewer and water facilities. <br />Drainage and Utility Easements: There is a ten foot drainage and utility easement around the <br />entire perimeter of the two properties. The common property line easements will need to be <br />vacated in order to build the proposed building. <br />Se`vcr and Water Trunk and Lateral Charges: All subdivisions are subject to a series of <br />ewer and water trunk and lateral fees.
