The DEVELOPER shall be responsible for completing the rough grading and providing <br />lot corner stakes prior to the installation of underground utilities. <br />_ . Stage I Improvements Completion Date. The Stage I Improvements shall be completed on <br />or before December 6, 2006. <br />6. Inspection Fees. The DEVELOPER shall be responsible for all inspection costs incurred <br />by the City related to the installation of Stage I Improvements. The DEVELOPER agrees <br />that the inspection fees required as a part of Site Plan approval for the site (described in the <br />Development Permit for M�islt usiness Park) shall also apply towards installation of Stage I <br />improvements described in Item #4 of this document. <br />Sewer and Water Trunk Fees. The current sewer and water trunk fees are $10,597 per <br />commercial acre. The amount due on the 3.39 acre parcel is Thirty -Five Thousand, Nine - <br />Hundred and Twenty -Four Dollars and no cents (535,924.00). These charges shall be the <br />responsibility of the DEVELOPER, and will be collected before the issuance of a building <br />Permit. <br />9. Sewer and Water Lateral Fees. The current sewer and water lateral charges due for each <br />commercial lot is Ten Thousand, Eight -Hundred, Forty -Four Dollars and no cents <br />(S10,844.00) per commercial lot. Sewer and water lateral fees shall be the responsibility of <br />the DEVELOPER. <br />10. Stormwater Manabement Fee. The current Stormwater Management Fee is Three <br />Thousand Eight Hundred Thirty Five Dollars and no cents ($3,835.00) per commercial acre. <br />The amount of Stormwater Management Fee due on the 339 acre parcel is Thirteen <br />Thousand Dollars and no cents ($13,000.00). A cash payment will be required prior to the <br />City issuing a Building Permit. <br />SECTION II <br />PARK DEDICATION <br />1 1. Park Dedication Requirements. The current Park Dedication Fee is Four Thousand Three <br />Hundred and Fifty -Six Dollars per commercial acre. The total amount due for this 3.39 acre <br />parcel is Fourteen Thousand Seven -Hundred and Sixty -Six Dollars and no cents <br />(S 14,766.00).
