J <br />Recommendation: <br />The Planning Commission recommended preliminary plat and site plan approval with the <br />fotlowinv contingencies and provisions: <br />a. compliance with the City Staff Review Letter dated October 28, 2005; <br />b. modifying the alignment of the 152nd Avenue N.W. road connection in the southeast <br />corner of the plat consistent with the presentation of Mr. Nielson on behalf of the <br />Pehlke's; <br />c. staff verifying that the Helium Street right-of-way through the plat is a width that is <br />appropriate for safety as well as potential future bus traffic; <br />d. staff to evaluate a creative way to preserve a portion of the Quasi -Public space in the <br />event it is not used for a Quasi -Public purpose; <br />e. staff determining the appropriate location for sidewalks, which should include <br />consideration of the west side of Germanium Street and north side of 152nd Lane in <br />Brandseth to the east; <br />f the Comprehensive Plan Amendment and PUD rezoning receiving City Council and <br />Metropolitan Council approval. <br />Commission Action: <br />Motion by Councilmember and seconded by Councilmember to approve the <br />preliminary plat and site plan for The Meadow contingent upon compliance with the City Staff <br />Review Letter dated October 28, 2005, revised November 17, 2005. <br />Review Checklist: <br />Community Development Director <br />Civil Fnaineer II <br />CC: l 1/22/05 <br />—213— <br />
