CASE # 1 t <br />REQUEST FOR PRELIMINARY SITE PLAN REVIEW OF ASISSI <br />RESTAURANT/NIGHTCLUB: <br />CASE OF NATIONAL GROWTH, LLC <br />By: Breanne Dalnes, Associate Planner <br />Background: <br />National Growth, LLC submitted an application to develop a 12,000 square foot <br />rbstaurantJdeli/nightclub located generally at Sunwood Drive and'West Ramsey Town Center <br />Drive within Ramsey Town Center. <br />The following items are enclosed for your information: <br />a) Site location map <br />b) Site plan <br />c) Building Elevations and Floor Plans <br />d) City Staff review letter dated October 27, 2005, revised November 18, 2005 <br />Observations: <br />National Growth, LLC is proposing to construct a 12,000 square foot restaurant and nightclub <br />located within Ramsey Town Center. The site is zoned TC-1, and restaurant uses and on -sale <br />liquor rises are permitted within this district. <br />1' cproposed "A i si" will provide a vane of services including serving <br />h s s p variety g s u1g deli -style lunch and <br />dinner with curbside pickup and an upscale Italian dinner menu. The restaurant will convert into <br />a nightclub after 10 pm with a DJ and an exclusive VIP area, and will serve a limited late -night <br />rnenu. The site plan indicates an outdoor patio on ground level, a wrap -around patio on the <br />second level, and a rooftop patio, including an indoor, mezzanine with doors that open to the <br />rooftop patio. <br />Parking requirements for this development will be met through the use of the parking ramp <br />facility. There are four curbside pick-up parking stalls proposed on "O" Street and a valet area <br />proposed off of Sunwood Drive. <br />FC-1 district requires a Floor -Area Ratio of 1.0 for all lots. The proposed and future buildings, <br />Mien completed, more than likely will meet this FAR. <br />The PTC technical advisory committee met to review the site plan and building elevations. The <br />primary concerns raised at the meeting were addressed through a revision of the site plan. <br />The Planning Commission met on November 3, 2005 and recommended that the City Council <br />approve the preliminary site plan, contingent upon the items listed in the. staff review letter. <br />The City Council met at the worksession on November 8, 2005 to review the Asissi site plan. <br />Staff has requested revisions to the grading and drainage plans, and revised plans will be <br />subnlitied by URS Corporation addressing these concerns. These issues will be outlined in the <br />
