Mr. Sharp stated that neither Mr. Deal nor himself have been privy to this up until tonight. He <br />indicated when they finish the entire block there will be traffic going through there. He stated <br />the cross easements that Staff is talking about need to be explained in detail to Mr. Deal because <br />if this becomes residential to the north there could be a lot of traffic. <br /> <br />ChairperSon Nixt agreed, stating they are not talking about siffgle-farnily residential; they are <br />talking about 15 units per acre. <br /> <br />Commissioner Johnson indicated that he believes the Planning Commission is in agreement that <br />they like this development, but what they do not like is this road going through your parking 10t. <br /> <br />Commissioner Brauer agreed. He stated he does not understand why this developer should have <br />to make compromises on his property. : <br /> <br />Mr. Sharp stated that he expects that Mr. Deal realizes this will be a short-cut from time to time, <br />but will not be us'ed heavily unless there are cross easements and all the residential to the no~h <br />uses this access. <br /> <br />Commissioner Levine stated he would go back to what Commissioner Johnson said early. They <br />need to get creative with 145'" and see what can do there. <br /> <br />Community Development Director Trudgeon stated that this conversation started with looking at <br />the future will have to provide some road access with Outlot A. He indicated it does not have to <br />be platted now, but is a heads up. He stated that with that discussion they looked at the <br />possibility of going through the parking lot, but he is heating from the Planning Commission that <br />that is not their preferred route, and Staff and the developers need to look at other options that <br />will provide the connectivity through Outlot A. He stated he believes they could leave it at that <br />for now. <br /> <br />Commissioner Johnson stated there is one other potential that could be explored that they have <br />mentioned, and that would be if you pulled 145th you could reconfigure the two properties, and <br />take a chunk off the northwest Comer of one lot and give it to the southwest comer of Outlot A. <br /> <br />Community Development Director Trudgeon noted that the parking lot is pretty rectangular and <br />you may lose some parking, however they can look at it. <br /> <br />Ron Tupy, RJT Architects showed drawings of the proposed building. He stated that one thing <br />they thought they could do with this building is highlight the comer. He indicated they wanted <br />to treat the rest of the buildings with the guidelines for the area. He reviewed the building layout <br />on the site, and how the comer would be pronounced, with a more central entrance point further <br />in on the building. He reviewed the 'materials for the building in brick and stone. <br /> <br />Commissioner Van Scoy noted the building really hits the spirit of what they are looking for in <br />the Town Center. <br /> <br />P12 <br /> <br />Planning commission/October 6, 2005 <br /> Page 12 of 30 <br /> <br /> <br />
