Ms. Brock noted that everyone that abuts their property already has trees. She stated that she has
three lines of trees, and many have big Norway pines. She indicated that adding more trees does
~ot seem like it would make much difference.

Chairperson Nixt asked if the .proposed.buffering complies with City Code.

Community Development Director Trudgeon stated that using the landscaping alone does not; it
~'equires a berm.

Chairperson Nixt asked what is planned for the identified outlots. He indicated he sees nothing
in the code that provides access to the outlots. He stated they are not rezoning the outlots. He
indicated that while this likes nice on paper, they have to look at the detail and there are a lot of
pieces missing. He indicated first you would need to abide by City Code and get a buffer on the
aortheast comer of the plat.

Chairperson Nixt indicated he would need to see and understand better what is happening with
i:he outlots, and how you gain access to the outlots. He noted that was all TC-2 zoning intended'
to be Places to Shop.

Community Development Director Tmdgeon indicated that there is a lot of things they do not
know. He stated the intention today is that the outlots wouId be commercial, and they do not
want residential streets feeding into it. He noted where access could be gained. He stated there
is an access off Bunker Lake to the isolated area to the east, which will probably be a future
redevelopment area. He stated the point is well taken that need to see a skeleton of the streets to
.~know how they are accessed.

Cormnissioner Johnson asked what the thinking was on the northwest comer park.

Community Development Director Trudgeon indicated he cannot really address that, because it
is divided by Puma Street, which brings the question on what the long-term plan is for pUma
Street.

Commissioner Johnson indicated he does not see anything magical about the park, but you have
i:he opportunity to rearrange that a little and still provide a Park and provide the screening the
neighbors want.

Chairperson Nixt indicated that putting the ponding next to Puma Street would be an opportunity
l-k-~r bufibring also. He stated something needs to be done with this corner. Each t/me they have
:4ecu this that coruer has been an issue. He indicated if you look at the Planning Commission's
c¢2mmcnts from the spring this has been a common theme, and he does not think anybody on the
Commission will change on that.

Planning Commission/October 6, 2005

P21
