Presentation <br /> <br />Associate Planner Dalnes advised that the City received an application from Troy Stenerson for a <br />conditional use permit to construct an .accessory building that would exceed the maximum <br />allowable square footage established in City Code on the property located at 9501 Inverness <br />Lane NW. She noted Mr. Stenerson resides in the Northfork development, which has within its <br />covenants a condition prohibiting outside storage of equipment. Mr. Stenerson has a twenty-six <br />(26) foot 10ng enclosed cargo trailer that is used to transport his snoWmobiles and ATVs. He <br />currently stores the trailer on the driveway, which does comply with City ordinances. <br /> <br />Associate Planner Dalnes explained the subject property is eligible to 1,664 square f~et of <br />accessory building space. The proposed building is 1,200 square feet, and the existing, attached <br />garage is 1,084 square feet. Thus, the total square footage of accessory buildings on the subject <br />property would be 2,284, resulting in an overage of 620 square feet. <br /> <br />Associate Planner Dalnes stated each year it seems that a'question is raised regarding the number <br />of conditional use permits issued for oversized accessory buildings. Per the request of the <br />Planning Commission, Staff has researched the number of conditional use permits issued for this <br />purpose as well as the overall number of garage permits issued Over the past couple of years. <br />The results of this research are included in the Commission's packet. It. is apparent that the <br />smaller property sizes generate the most overage requests. Staff is looldng for direction on the <br />following issues: <br /> · Should the code should be amended to increase the square footage allotment for these <br /> smaller properties or remain as it is <br /> Should overage requests continue to be handled on a case by case basis or should'stricter <br /> enforcement should be practiced <br /> <br />Commissioner Brauer stated it is interesting that the statistics show the number of Conditional <br />use permits for overages have been decreasing. He noted other than the two large overages the <br />numbers are fairly consistent. <br /> <br />Citizen Input <br /> <br />Troy Stenerson, applicant, stated he was one of the last people to move to Northfork. As he <br />looked at the development he saw many outdoor trailers and assumed he would be okay with his <br />26 foot trailer. Someone then drew a line and stated the.newer area of Northfork .carmot have <br />outside storage. He explained his trailer is 26 feet long fi:om the main body of the trailer with a 4 <br />foot nose and a hitch on top of that. He is the last guy that wants to spend $601000 to put up a <br />full stucco structure, but it is being enforced by the association. He explained with a typical <br />snowmobile trailer a person can back into the garage. He explained his need for maneuverability <br />with his wheelchair.
