Ms. Anderson explained the sketch plan did .not include any information regarding the patio area <br />when they met with the technical advisory committee. The committee stressed the importance of <br />this information, which is why the information has been presented regarding the' patio tonight. <br /> <br />Chairperson Nixt questioned if'the plan is deficient in any of the bulleted architectural standards <br />on the first page of the Staff Review Letter. <br /> <br />Associate Planner Dalnes responded in the negative. She explained the bulleted items were a <br />guideline, and the four numbered items in the Staff Review Letter were specific to the site. <br /> <br />chairperson Nixt noted the applicant has now provided detail on the patio area. He asked if staff <br />has any comments on the revised plan. <br /> <br />Associate Planner Dalnes replied staff' s only review of the plan was in the presentation tonight. <br /> <br />Chairperson Nixt noted a detailed description has now been provided of the masonry materials, <br />which looks more than adequate, and 'the valet area appears resolvable. The east side of the <br />building elevation would likely go hand in hand with the patio and will be subject to further <br />detailed review. He cannot imagine this application would be held up if the only items left to <br />address are the landscaping and aesthetic issues. He inquired if there are any immediate, apparent <br />concerns of staff. <br /> <br />Associate Planner Dalnes responded in the negative. <br /> <br />'Motion by Chairperson NiXt, seconded by Commissioner Watson, to recommend that City <br />Council grant approval of the proposed site plan contingent upon the compliance with City Staff <br />Review Letter dated October 27, 2005, and request that the applicant continue to work with staff <br />regarding the additional elements presented this evening. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, <br />Shepherd, and X)'an Scoy. Voting No: None.
