development; the smaller lot product is something that might be a little newer to this community, <br />but the houses are not necessarily small. The homes being plarmed will still include a three car' <br />garage and four bedrooms. The smaller lot provides a little more of a neighborhood, setting <br />along with the sidewalks and trails that interconnect the whole program. <br /> <br />Mayor Gamec commented one way to reduce the cost for the homeowners is to reduce the size <br />of the lot. He stated th_is is an excellent development and the right-of-way for the bridge corridor <br />is a great amenity for the City,. <br /> <br />Councilmember Pearson stated this is a unique piece of ground with' a unique housing <br />development. He likes the master planning of the development and the way the .low area is laid <br />out. <br /> <br />Councilmember Strommen stated she generally likes the plan. She does not have an objection to <br />the single family lots, but she would like to be sure the work session is scheduled as discussed <br />regarding standards for smaller single family lotS. <br /> <br />Community Development Director Trudgeon advised the traffic generation report has .indicated <br />there will need to be significant transportation improvements. These issues will be reviewed as <br />part of the final plat and the development agreement. <br /> <br />Mayor Gamec stated the traffic going past Northfork on Alpine Drive to Highway 10 is getting <br />to be a major problem and needs to be addressed. <br /> <br />Assistant Public Works Director Olson replied the EAW recommends this intersection be <br />upgraded to a signalized intersection. <br /> <br />Motion by Councilmember Cook, seconded by Councilmember Pearson, to adopt resolution #05- <br />10-359 approving Findings of Fact #0744 in support of rezoning certain property from R-1 <br />Single Family Residential, R-2 Medium. Density Residential, and R-3 High Density Residential <br />to Planned Unit Development. <br /> <br />· Motion carried. Voting Yes: <br />.Voting No: None. Abstain: <br /> Olson. <br /> <br />Mayor Gamec, Councilmembers Cook, Pearson, and Strommen. <br />Councilmember Elvig. Absent: Councilmembers Jeffrey and <br /> <br />Motion 'by Councilmember Cook, seconded by Councilmember Strommen, to introduce an <br />ordinance rezoning the property from R-1 Single Family, R-2 Medium Density Residential, and <br />R-3 High Density Residential to Planned Unit Development. <br /> <br />Motion carried. Voting Yes: Mayor Gamec, Councilmembers Cook, Str0mmen, and Pearson. <br />Voting No: None. Abstain: Councilmember Elvig.
