CASE # <br /> <br />REQUEST FOR SKETCH PLAN 'FOR RIVER PINES 6TH ADDITION: <br />CASE OF OAKWOOD LAND DEVELOPMENT <br /> By: Breanne Dalnes, Associate Planner <br /> <br />Background: <br /> <br />O~kwocd Land Development has applied for a minor subdivision to create two lots from an <br />,c:xi. sting lot, legally described as Lot 1, Block 3, River Pines 5th Addition. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br /> <br />Site location map <br />Proposed minor subdivision exhibit <br />City Staff Review Letter dated November 23, 2005 <br /> <br />Notification: <br /> <br />Mt. nor subdivisions are not subject to a public hearing. However, owners of Property within 700 <br />~'et:t ot: thc subject property were notified of the sketch plan. A land use sign was also erected on <br />thc subject property. <br /> <br />ODserva lOrlS: <br /> <br />The subject property is zoned R-1 MUSA. The proposed lots will be 15,549 square feet and <br />~,,_~ 1 square feet in size, which exceeds the minimum lot size of I0,800 square feet; and both <br />lots toni:btm to the minimum lot width of S0 feet. <br /> <br />Access to the proposed lot will be gained from Lithium Street. Staff is requesting the installation <br />o/' a temporary cul-de-sac at the northern dead end of Lithium Street and the installation of a <br />sidewalk. <br /> <br />The two tots consist primarily Of drainage and utility .easements along the northern and eastern <br />portions of the site. Revised plans have been requested to indicate the exact locations and <br />measurements of these easements.
