this lot can be approved. He stated the: Town Center has specific architectural and site <br />development standards, per the-Town Center Development Guidelines. He indicated that on <br />September 21, 2005 the Town Center Technical Advisory: Committee (TCTAC) reviewed the <br />proposed site plan according to these guidelines. He stated that TCTAC was generally <br />:mpporrive of the proposed site plan, with a few minor .modifications. He indicated that a <br />recommendation was made to use a material other than stucco' for the base of the building. He <br />stated that calculations must also be submitted on the percentage of glass and brick coverage on- <br />the proposed building. <br /> <br />Community Development Director Trudgeon stated that City. Code requires a Floor Area Ratio <br />of 1.0 in the TC-1 District. He indicated that on this Particular lot, the FAR requirement equates <br />to a minimum 178,554 square feet of floor area. He stated that the site plan proposes 51,829 <br />square feet of office area. He indicated that the final FAR for the entire Site will need to be <br />calculated when site plans are submitted for the remaining tWo buildings on the site. <br /> <br />Community Development Director Trudgeon indicated that the site plan is meeting the <br />requirements established in City Code and the Town Center DeVelopment Guidelines, therefore <br />staff is recommending approval of the proposed site plan contingent upon compliance with City <br />Staff review letter dated September 29, 2005. <br /> <br />Citizen Input . <br /> <br />Chairperson Nixt called the public meeting to order. <br /> <br />There was no public input. <br /> <br />Motion by Chairperson Nixt, seconded by Commissioner Johnson, to close the public hearing. <br /> <br />Motion Carded. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Levine, Van <br />Scoy, and Watson. Voting No: None. Absent: Commissioner Shepherd. <br /> <br />Commission Input <br /> <br />Chairperson Nixt noted this is at least the second time they have had to deal with the FAR. He <br />stated that one thought he had was if they .should look at the FAR ratio as a portion of that lot' <br />that is being developed and apply it to a subset to comply with' City Code. He indicated that <br />what you are doing in that case is shifting some of that requirement to future buildings. He <br />stated the point is it is in City Code, and they need to deal with it. They cannot just say they like <br />it, because they will eventually run into a situation that they do not like that is within the <br />parameters of tolerance they have already set. <br /> <br />Community Development Director Trudgeon stated they could look at amending that part of the <br />code to either change the calculations, or have a range. <br /> <br />Planning Commission/October 6, 2005 <br /> Page 9 of 30 <br /> <br /> <br />
