Absent: Board Member Shepherd. <br /> <br />PUBLIC HEARINGS/BOARD BUSINESS <br /> <br />Case #1: <br /> <br />Request for a Variance to Front Yard Setbacks at Sweet Bay Ridge; Case of <br />Oakwood Land Development <br /> <br />Presentation <br /> <br />Community Development Director Trudgeon advised that Oakwood Development is proposing <br />to plat and develop Sweetbay Ridge, land formerly known as the St. Anthony Gun Club generally <br />located east of Variolite Street at 161s~ Avenue NW. He indicated City Code establishes a 30- <br />foot front yard setback from public street right-of-way in the R-1 Residential District. He stated <br />the applicant has designed the plat with a 25-foot front yard setback on 56 of the 158 lots. <br /> <br />Community Development Director Trudgeon explained that the reason for the design of lots with <br />25-foot setbacks was an effort to maintain the minimum right-of-way width required for public <br />roads; minimize wetland filling; minimize tree removal; and increase wetland buffer widths. <br /> <br />Community Development Director Trudgeon stated the area of the plat contains significant <br />wetland and tree cover. He indicated Staff recommends approval of the variance. <br /> <br />Public Input <br /> <br />Chairperson Nixt opened the public hearing. <br /> <br />Motion by Chairperson Nixt, seconded by Board Member Johnson to close the public hearing. <br /> <br />Motion carried.
