CASE # / <br /> <br />g4EQUEST FOR A VARIANCE FROM MAXIMUM FRONT YARD SETBACK AND <br />I)R1VEWAY LENGTH REQUIREMENTS IN TOWN CENTER 12TM ADDITION; <br />CASE OF RAMSEY TOWN CENTER, LLC, <br /> By: Sylvia Frolik, Asst. Com. Dev. Dir./HRA Exec. Dir. <br /> <br />Background: <br /> <br />Ramscy Town Center, LLC, is proposing to develop the proposed plat of Ramsey Town Center <br /> Addition. The development consists of 72 townhome units. The following items are <br />enclosed Ibr your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />Variance Exhibit <br />Proposed resolution for findings of fact <br />Proposed resolution for variance <br /> <br />Observations: <br /> <br />~Ihc std2iect property is zoned Town Center Sub-district TC-4b. Section 9.20.25 (3) (b) of City <br />('ode t:stablishes a minimum front yard setback of 0 feet and a maximum front yard setback of <br />25 feet, as measured from building front to sidewalk edge, right-of-way edge, or back of curb. <br />q'bis section o£ City Code also establishes a minimum driveway length of 20 feet and a <br />ntaximum driveway length of 25 feet. <br /> <br />~l'hc fi'out yard setbacks for the townhomes are generally 30 feet; most significant deviation <br />being thc northernmost unit on Lot 1 with a setback of approximately 50 feet. The reasons for <br />thc hardship in complying with front yard setbacks are as follows: (a) the significant grade <br />changes between Bunker Lake Blvd. and the plat property prohibit bringing the units any closer <br />to the street; (b) the property is too deep for rowhouses but not deep enough for back-to-back <br />units. <br /> <br />Ii; appcar,s fi'om the exhibit provided that all of the driveways will be at least 20 feet in length <br />and at mt~jority of them will not exceed 25 feet in length. However, 12 of the 72 units will have <br />driveways that exceed 25 feet in length. The most significant deviations are on Lot 3 and 10 <br />where at couple of' the driveways are as long as 67 feet. These extraordinary lengths are a result <br />(~:l: deal ing with a horseshoe shaped plat and curvilinear streets. <br /> <br />Recommendation: <br /> <br />City Stat'[' recomlnends approval of the variance. <br /> <br /> <br />
