<br />Councilmember Riley introduced the following resolution and moved for its adoption: <br /> <br />RESOLUTION #22-233 <br /> <br />RESOLUTION APPROVING SKETCH PLAN AND PRELIMINARY PLAT FOR <br />CEDAR ACRES <br /> <br /> WHEREAS, Thomas A. Dehn, hereafter referred to as “Developer,” properly applied <br />for Sketch Plan and Preliminary Plat approval of the following described property located in the <br />City of Ramsey: <br /> <br />The south 325 feet of the east half of the northeast half of the section quarter of Section <br />20 Township 32 Range 25, as measured along east and west lines thereof, excluding road, <br />subject to easement of record, Anoka County, Minnesota <br /> <br />(the ‘Subject Property’); <br /> <br />WHEREAS, the Subject Property is zoned MU-PUD: Mixed-Use PUD and guided for <br />mixed use on City Utilities in the 2040 Comprehensive Plan, and the proposal aligns with the <br />zoning and guidance; and <br /> <br />WHEREAS, the Planning Commission held a Public Hearing on October 27, 2022 and <br />recommended approval of the Sketch Plan and Preliminary Plat; and <br /> <br />WHERAS, the City Council reviewed the request during their regular meeting on <br />November 7, 2022 and approved the Sketch Plan and Preliminary Plat. <br /> <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br /> <br />1. That the Ramsey City Council hereby grants sketch plan and preliminary plat approval of <br />Cedar Acres in accordance with relevant City Codes, subject to the following conditions: <br />a. Plans subject to compliance with Staff Review Comments, including: <br />i. The proposed pond outlet overflow cannot go over the future driveways, <br />and requiring a pipe that could run under the cul-de-sac, subject <br />construction and design approval by the City Engineer. <br />ii. Revision to the cul-de-sac bulge on the Preliminary Plat. <br />iii. Clarification of existing or proposed High Water Line (HWL). <br />iv. Accurate legend for lines on plans, and significance of said lines. <br />v. Revisions to the pond contours so that they are below the 100 year <br />elevation. <br />b. Final approval by City Engineer and City Attorney. <br />c. The Developer entering in a Development Agreement with the City. <br /> <br /> <br /> <br />
