That the Subject Property is zoned PUD, Planned Unit Development, and is located outside
the Metropolitan Urban Service Area (MUSA).

3. That the Subject Property is approximately 1.9 acres in size.

4. That City Code restricts accessory building space to a total of 1,664 square feet for parcels
between 1 and 1.99 acres.

That the Applicant would like to construct a 1,200 square foot building, which coupled with
the existing garage that is 1,084 square feet, would exceed the square footage restriction by a
total of 620 square feet.

6. That the accessory building will be used to store a twenty-six (26) foot long cargo trailer that
is used to haul snowmobiles and ATVs.

7.

That thc trailer is currently being stored on the driveway, which complies with City
ordinances; however, the Northfork Home Owners Association has a covenant prohibiting
outside storage of equipment within the development.

8. That the sidewall height of the accessory building is restricted to a maximum often (10) feet.
