The associated costs of the proposed roadway and intersection improvements are outlined
in the Anoka County Joint Powers Agreement (which coincides with the Ramsey Town
Center. Development) and the associated costs were developed for the additional
improvements indicated in the Pulte Homes Development EAW.

The volume share of traffic from each development area was determined for each
roadway segment and intersection analyzed in the Ramsey Town Center AUAR and the
Pulte Homes I~AW. The volume of traffic fi'om the future Plowshares Development
assumed 475 units, comprised of 50% single-family homes and 50% townh0mes. The
Plowshares traffic was then added to the network to determine if any additional
improvements ~vere required to handle this additional traffic. From this preliminmy
analysis, no additional lanes were determined to be required. The percentage of traffic
traversing each segment or going through each intersection was collected from the
addition of AM and PM Peak Hour Traffic. These results are presented in Tables 1 and
2.
