Community Development Director <br /> <br />Background: <br /> <br />Ramsey Town Center, LLC has submitted a preliminary plat and preliminary site plan to develop <br />72 townhome units in Ramsey Town Center 17 Addition. The proposed development is located <br />north of Bunker Lake Blvd and west of the extension of Town Center Drive. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />g) <br />h) <br />i) <br /> <br />Site location map <br />Preliminary Site Plan <br />Grading Plan <br />Overall Site Plan <br />Streetscape Plan - <br />Interior Landscape Plan <br />Building Elevations <br />Section View Exhibit . <br />City Staff Review Letter dated November 23, 2005 <br /> <br />Notification: <br /> <br />In accordance with City Code, residents within 700 feet were notified of the ~reliminary plat <br />public hearing. <br /> <br />Observations: <br /> <br />The subject property is currently zoned Town Center-4a Neighborhood District (TC-4a). This <br />district allows for a mix of residential uses at a net density up to 10 units per acre. The total site <br />development area for 8th, 9th, l0th, 12th Additions and Outlot F is 29.4 acres (inclUding North <br />Park). This results in a net density of 7.8 units per acre. When Outlot F develops, compliance <br />with the 10 units per acre density requirement will have to be demonstrated for the overall site. <br /> <br />The development is proposing 12 6-unit townhome structures. The minimum/maximum building <br />height in this district is 2-4 stories. All of the dwelling un/ts are 3 storieS. Due to grades, the <br />buildings were designed with the garage as the main level and the living quarters are on the <br />second and third stories (see Section View Exhibit attached). <br /> <br />-402- <br /> <br /> <br />
