The proposed Landscaping Plan is generally acceptable. Requested revisions to the Plan are <br />addressed in the City Staff Review Letter. The proposed plan indicates some of the buildings <br />will have up to 6 feet of foundation exposed below the frrst floor. City Staff is recommending <br />that the foundation shrub species should characteristically reach heights of at least six (6) to ten <br />(10) feet to soften these elevations. <br /> <br />· The Board of Adjustment met on December 1 and approved the request for variances to the front <br /> yard setback and the driveway length. <br /> <br />The Planning CommiSsion met on December 1 to review the preliminary plat and Site plan. The <br />Commission also suggested that the architect design 2 or 3 alternatives for the rock face block <br />foundations and vary those alternatives between the buildings to avoid a monolithic Wall of rock <br />face along Bunker Lake Blvd. It is anticipated that revised building elevations will be presented <br />at the City Council meeting. <br /> <br />Recommendation: <br /> <br />The Planning Commission recommends preliminary plat and site plan apprgval contingent upon <br />compliance with the Staff Review Letter and their discussion of December 1. <br /> <br />Council Action: <br /> <br />Motion by Councilmember and seconded by Councilmember to approve the <br />preliminary plat and site plan for Ramsey Town Center 12th Addition contingent upon <br />compliance with the City Staff Review Letter dated November 23, 2005 with additional <br />modifications to the rock face block foundations. <br /> <br />Review Checldist: <br />Community Development Director <br />Civil Engineer II <br />Recycling & Zoning Coordinator <br /> <br />CC: 12/13/05 <br /> <br />-404- <br /> <br /> <br />
