The subject property is located on the <br />northeast comer of Sunwood Drive and West Ramsey TOwn Center Drive. The total area of Lot 1, <br />Block is approximately 1 acre in size. The proposed plat is loCated in the Town Center TC-1 <br />subdistrict. There is no minimum lot size in this district. Minimum lot' width is 20 feet, and <br />minimum lot depth is 80 feet. The lot meets these, requirements. ' <br /> <br />The site plan proposes to develop a total of three buildings on Lot 1, Block 1. This will require a <br />conditional use permit or a replat at the time of site plan for these future buildings, according to <br />City Code. <br /> <br />City Staff has made substantial comments regarding the submitted grading, drainage, 'and utility <br />plans. Specific details are outlined in the City Staff review letter. <br /> <br />Recommendation: <br /> <br />The preliminary and final plat generally Conforms to the Town Center master plan and Standards <br />established in the TC~I District,. therefore staff is recommending app,'oval contingent upon <br />compliance with the City Staff Review Letter dated December 9, 2005. <br /> <br />-422- <br /> <br /> <br />
