CASE # <br /> <br />REQUEST FOR FINAL SITE PLAN REVIEW OF ASIssI <br />RESTAURANT/NIGHTCLUB: <br /> CASE OF NATIONAL GROWTH, LLC <br /> By: Breanne Dalnes, Associate Planner <br /> <br />Background: <br />National Growth, LLC submitted an application to develop a 12,000 square foot <br />restaurant/deli/nightclub located generally at SunWood Drive and West Ramsey Town Center <br />Drive Within Ramsey Town Center. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />e) <br /> <br />Site location map <br />Site plan <br />Building Elevations and?loor Plans <br />City Staff review letter dated October 27, 2005, <br />December 8, 2005 <br />Proposed Development Permit <br /> <br />revised November 18, 2005 <br /> <br />Observations: <br /> <br />~National Growth, LLC is proposing to construct a 12,000 square foot restaurant and nightclub <br />located within Ramsey Town Center. The site is zoned TC-I, and. restaUrant uses and on-sale <br />liquor uses are permitted within this district. <br /> <br />The proposed "Asissi" will provide a variety of services, including serving deli-style lunch and <br />dirmer with curbside pickup and an upscale Italian dinner menu. The restaurant will convert into <br />a nightclub after 10 pm with a DJ and an exclusive VIP area, and will serve a limited late-night <br />menu. The site plan indicates an outdoor patio on ground level, a wrap-around patio on the <br />second level, and a rooftop patio, including an indoor mezzanine with doors, that open to the <br />rooftop patio. <br /> <br />Parking 'requirements for this development will be met through the use of the parking ramp <br />facility. There are four curbside pick-up parking stalls proposed on Village Square Crossing and <br />a valet area proposed off of Sunwood Drive. <br /> <br />TC-1 district requires a Floor-Area Ratio of 1.0 for 'all lots. The proposed and future <br />developments, when completed, more than likely will meet this FAR. <br /> <br />The grading, drainage, and utility plans need extensive revisions, and are specifically addressed <br />in the City Staff Review Letter dated December 9, 2005. Revised plans 'have been requested by <br />City Staff. Additionally, details regarding the valet and curb-side pick-up have not been <br />addressed. <br /> <br />The RTC technical advisory committee met to review the site plan and building elevations. The <br />primary concerns raised at the meeting Were addressed through a revision of the site plan. <br /> <br />-448- <br /> <br /> <br />
