this lot can be approved. He stated the Town Center has specific architectural and site development standards, per the Town Center Development Guidelines. He indicated that on September 21, 2005 the Town Center Technical Advisory. Committee (TCTAC) reviewed the proposed site plan according to these guidelines. He stated that TCTAC was generally supportive of the proposed site plan, with a few minor modifications. He indicated that a recommendation was made to use a material other than stucco for the base of the building. He stated that calculations must also be submitted on the percentage of glass and brick coverage on the proposed building. Community Development Director Trudgeon stated that City Code requires a Floor Area Ratio of 1.0 in the TC-1 District. He indicated that on this particular tot, the FAR requirement equates to a minimum 178,554 square feet of floor area. He stated that the site plan proposes 51,829 · .square feet of office area. He indicated that the final FAR for the entire site will need to be calculated when site plans are submitted for the remaining two buildings on the site. Community Development Director Trudge°n indicated-that the site plan is meeting the requirements established in City Code and the Town Center Development Guidelines, therefore staff is recommending approval of the proposed site plan contingent upon compliance with citY Staff review letter dated September 29, 2005. Citizen Input Chairperson Nixt called the public meeting to order. There was no public input. Motion by Chairperson Nixt, seconded by Commissioner Johnson, to close the public hearing. Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Levine, Van Scoy, and Watson. Voting No: None. Absent: Commissioner Shepherd. Commission Input Chairperson Nixt noted this is at least the second time they have had to deal with the FAR. He stated that 'one thought he had was if they should look at the FAR ratio as a portion of that lot that is being developed 'and apply it to a subset to comply with CitY Code. He indicated that what you are doing in that case is shifting' some of that requirement to future buildings. He stated the point is it is in City Code, and they need to deal with it. They cannot just say they like it, because they will eventually run into a situation that they do not like that is within the parameters of tolerance they have already set.
