To extrapolate how that would project to 'Ramsey's acreage needs at a population of <br />50,000, staff 'reduced' Coon P,.apids' actual 63,000 population to a fictitious 50,000, (an <br />approximate 21% reduction) - and then applied that same percentage 'reduction' to the <br />29 acres of land, resulting, in about 23 acres of need at 50,000 residents. This same <br />approach was used with Brooklyn Park's actual 73,000 residents, resulting in a land need <br />(at 50k residents) of 20 acres. Attached is a chart .that illustrates this result. <br /> <br />Since the current Pubhc Works Campus has approximately 8.2 acres, it is apparent that <br />this land, even with the addition of the KIH property (3.2 acres), will be Undersized to <br />handle the future operational and maintenance needs of our community.so it is evident <br />that acquisition of additional property for Public Works will be required. <br /> <br />There are a number of ways to remedy this situation and Staff has analyzed a number of <br />them initially and have listed them for discussion purposes. <br /> <br /> · Expand the Public Works Campus <br /> · Acquisition of 35 acres near Fire Station No. 1 <br /> · Acquisition oftand on the south side of the landfill (north of Sunwood Dr/ye) · <br /> <br />The following is a summary of the advantages and disadvantages of each of the potential <br />solutions: <br /> <br />£x~and the current Public Word Campus (see attached map) Advantages: <br /> 1: B&A Cylinder Head· (4.1 aces) is currently an underutilized property and is being <br /> discussed as an Economic Development redevelopment property. <br /> 2. Bury and Carlson (20.7 acres) is currently an underutilized property as far as <br /> potential tax revenue. <br /> .3. Located in industrial area and backs up to the raikoad. <br /> 4. Expansion possibilities can occur as the population grows. <br /> <br />Disadvantages: <br />1. B&A Cylinder (4.1 aces) is located directly across from the Town Center and <br /> could be a valuable property as it relates to tax revenue. <br />2. Bury and Carlson (20.7 acres) may be redeveloped in the future to provide a <br /> better tax revenue (similar to the Mak. ken property) and it is also Ideated across <br /> the street from the existing site. <br />3. Bury and Carlson has indicated that they are not willing to sell when we entered <br /> into negotiations years ago for the extension 0fMcKAnley Street and therefore <br /> could likely require eminent domain. <br />4. Parking lot constructed for City Council Clxambers, which will be moved to the <br /> Town Center, so there is a possibility of shared parking between Fire and Public <br /> Works <br /> <br /> <br />
