He noted the plat's configuration and the site location map and explained that the
Commissions Park and Trail Plan does not propose any land dedication affecting this parcel.
However, there is a lot at the southwest comer of the intersection of 176th Lane and Vanadium
Street designated as park. That lot was purchased a number of years ago as a tax forfeited
property. Parks/Utilities Supervisor Boos stated staff is not recommending any land dedication
as part of this subdivision. Staff recommends a cash contribution of $1,200 per lot for the three
new lots created, as well as $300 per new lot trail fee.

Motion by Commissioner Johns and seconded by Commissioner Ostmm to recommend park
dedication be satisfied by a cash contribution of $1,200 per lot for the three new lots created, as
well as $300 per new lot trail fee.

Motion carried. She agreed that east of Highway 47
needs to be a stand - alone district and another south of Highway 10. She asked if Trott Brook is
considered a substantial border that would be difficult to cross, similar to a major highway.
Parks/Utilities Supervisor Boos noted Trott Brook is about seven miles long. He commented on
the impracticability of having the District'too large.

Park and Recreation Commission/April 13, 2000
Page 2 of 8
