Regular Planning Commission <br />Meeting Date: 01/26/2023 <br />By: Todd Larson, Community Development <br />Title: <br />Zoning Code Update - Business Districts <br />7. 1. <br />Information <br />Purpose/Background: <br />On October 27, 2022, staff presented the proposed business zoning district descriptions and the principal use table <br />to the Commission for feedback. Staff has worked more on the section by adding accessory uses, seasonal uses, <br />and performance standards. Staff has also worked on other items for the business district like parking, lot <br />dimensions, setbacks, architectural standards, screening, and others. Attached is the working draft of the business <br />district section. <br />Staff is looking for some direction on the following items: <br />Bulk Standards/Maximum Impervious Surface (section 530). Would the Planning Commission like to see a <br />maximum amount of impervious surfaces on business properties? Currently, there is no limitation to the total of <br />building footprint, parking, driveways, etc. other than what is designated by setbacks. <br />Accessory Buildings for Business Uses (section 550). Staff is proposing to allow garages, sheds, or other <br />accessory buildings on business properties in a similar manner as residential properties. Architecturally, they <br />would need to be compatible with the main building. How many and how big should be allowed? <br />Landscaping Buffaryards (section 570). The bufferyard requirements are complicated, especially where a <br />property borders multiple zoning districts. Should this be simplified between residential properties and business <br />properties (proposed B 1, B2, and B3) or industrial properties (proposed I1 and I2)? Generally speaking, there are <br />no noticeable impacts between business uses within each grouping. <br />Is there anything else that the Commission would like to discuss within the draft business section? Is there <br />anything that should be added, modified, or removed? <br />Notification: <br />None required at this time. <br />Observations/Alternatives : <br />Funding Source: <br />This work is handled through staffs normal duties. <br />Recommendation: <br />Action: <br />None at this time.
