Motion by Commissioner Dempsey, seconded by Commissioner Johnson, to recommend that <br />City Council grant preliminary plat approval to Northfork Oaks 4t~ Addition contingent upon <br />developer compliance with City Staff Review Letter dated March 2, 2000 and meeting the 160- <br />foot lot width at the proposed building line. <br /> <br />Motion Carried. Voting Yes: Chairperson Anderson, Commissioners Dempsey, Johnson, <br />Kociscak, and Wivoda. Voting No: None. Absent: Commissioner Jensen and Commissioner <br />Nixt. <br /> <br />Case #4: <br /> <br />Request for Preliminary Plat approval of Northfork Highland 2nd Addition; <br />Case of North Fork, Inc. <br /> <br />Chairperson Anderson closed the regular portion of the Planning Commission meeting at 7:44 <br />p.m. in order to conduct the public hearing. <br /> <br />Public Hearing <br /> <br />Chairman Anderson called the public hearing to order at 7:44 p.m. <br /> <br />Presentation <br /> <br />Community Development Director Frolik stated that North Fork, Inc. is requesting preliminary <br />plat approval of Northfork Highlands Second Addition. The plat consists of 11 lots on the west <br />boundary of the Northfork PUD. The subject plat was part of a larger area that received <br />preliminary plat approval in 1990 as Northfork 5th Addition. Northfork 5th Addition consisted of <br />430 acres proposed to be developed with 120 single family lots and the golf course. The first <br />phase, Northfork Links, platted the golf course and 14 single family lots. Northfork Links 2nd <br />Addition platted another two lots, Northfork Links 3ra Addition replatted four lots in Northfork <br />Links into three lots, Northfork lake platted another 18 lots and Northfork Highlands platted <br />another 17 lots. The preliminary plat for Northfork 5t~ Addition expired prior to all 120 lots <br />being final platted and recorded. Therefore, the applicant was required to obtain a new <br />preliminary plat approval for the next 11 lots prior to obtaining final plat approval and recording. <br />The same procedure will be applicable to the remaining 59 lots that received preliminary plat <br />approval in 1990 under Northfork 5th Addition. All of the lots meet the Northfork PUD one acre <br />minimum lot size and are at least 160 feet wide at the street frontage and building setback line. <br /> <br />Citizen Input <br /> <br />Mike Bauer, Links of Northfork Golf Course, stated that they had a couple of issues regarding <br />the construction and requested that temporary boundary fencing be placed prior to construction <br />and that all garbage and construction equipment be kept off the golf course. An agreement has <br />been worked out with North Fork, Inc., regarding their concerns and they are satisfied with the <br />project proceeding. <br /> <br />Planning Commission/March 6, 2000 <br /> Page 7 of 25 <br /> <br /> <br />
