Councilmember Howell introduced the following resolution and moved for its adoption: <br />RESOLUTION #23-011 <br />RESOLUTION APPROVING FINAL PLAT FOR "GILE ADDITION" AND AN ASSESSMENT <br />AGREEMENT <br />WHEREAS, Ms. Debra Gile, hereafter referred to as "Developer", has properly applied for Final <br />Plat approval of the following described property located in the City of Ramsey: <br />Lot 7, Block 3, Apple Ridge, together with Outlot C, Wildlife Sanctuary 3rd Addition, Anoka <br />County, Minnesota. <br />Or Upon Recording: <br />Lots 1 and 2, Block 1; and <br />Outlot A, Gile Addition, Anoka County, Minnesota <br />(the `Subject Property'); <br />WHEREAS, the City Council approved the Preliminary Plat with contingencies on December <br />13, 2022. <br />WHERAS, the Subject Property is approximately 11.79 acres; and <br />WHEREAS, the Final Plat includes two single-family lots and one outlot; and <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br />1. That the Ramsey City Council hereby grants Final Plat approval contingent approval of Gile <br />Addition in accordance with relevant City Codes, contingent upon the following conditions: <br />a. Approval to legal form by City Attorney. <br />b. Final review and approval by City Engineer. <br />c. The Developer entering into an assessment agreement with the City for the future <br />construction of Krypton Street Northwest. <br />d. The following development fees are required for Lot 2, Block 1, in lieu of a development <br />agreement. Additional fees may be required at the time of Lot 1's subdivision. These <br />fees must be paid in order to release the plat for recording. <br />i. Park dedication payment of $4,500.00. <br />ii. Trail development fee of $1,500.00. <br />iii. Water Trunk fee of $2,009.00. <br />iv. Sanitary Sewer Trunk fee of $1,349. <br />v. Storm Water Management fee of $534.00. <br />e. Outlot A must be immediately deeded to the adjacent property owner upon recording of <br />this plat. <br />
