does not exceed the 35% lot coverage restriction. B&B has already constructed a concrete <br />building pad as a courtesy to City-Wide Garage Door to mitigate any inconvenience incurred. It <br />appears that the pad meets the 35-foot setback requirement from the rear property line, but this <br />must be confirmed on the building permit application or the slab should be adjusted accordingly. <br />Mr. Clauson has indicated he has engaged a consultant to prepare a site plan for an expansion of <br />the principal building, therefore, staff recommends addressing the addition of pavement and <br />curbing to the site as part of the larger expansion scheduled to occur this summer. <br /> <br />Commissioner Nixt stated he would rather the applicant come in for a variance rather than move <br />the slab if it doesn't meet the 35-foot rear setback requirement. He also noted he would like the <br />paving and curbing improvements to be made a condition of this approval even if they are to be <br />deferred until the expansion occurs. <br /> <br />The Planning Commission proceeded to discuss that maintenance-free siding is a variation from <br />the natural or prefab masonry requirement. Mr. Clauson noted that the existing building has <br />brick and cedar siding. <br /> <br />Motion by Commissioner Nixt, seconded by Commissioner Dempsey, to recommend that City <br />Council approve the site plan for City-Wide Garage Door's accessory building with <br />maintenance-free siding and asphalt shingles, contingent upon compliance with City Staff <br />Review Letter dated April 13, 2000, and the proviso that the required paved and curbed access to <br />the structure is deferred as part of the required site improvements for the expansion of the <br />principal building on the property; if proper site plan application for that expansion is not <br />received by the City by June 30, 2000, the applicant will be required to install the curbed and <br />paved access to the structure as previously required. <br /> <br />Motion Carried. Voting Yes: Chairperson Anderson, Commissioners Nixt, Dempsey, Kociscak, <br />and Wivoda. Voting No: None. Absent: Commissioner Johnson. <br /> <br />ADJOURNMENT <br /> <br />Motion by Commissioner Wivoda, seconded by Commissioner Kociscak, to adjourn the meeting. <br /> <br />Motion Carried. Voting Yes: Chairperson Anderson, Commissioners Wivoda, Kociscak, <br />Dempsey, and Nixt. Voting No: None.
