CASE <br /> <br />REQUEST FOR SITE PLAN APPROVAL FOR AN EXPANSION AT SUNFISH <br />EXPRESS; CASE OF VANAK, LLC, FRANK YAMOUTPOUR; <br /> By: Sylvia Frolik, Asst. Comm. Dev. Dir./HRA Exec. Dir. <br /> <br />Background: <br /> <br />As City Council may recall, Frank Yamoutpour submitted a site plan in 2005 that <br />proposed to expand the Sunfish Express facility at the comer of Sunfish Lake Blvd. <br />(County Road 57) and U.S. Highway 10. The current facility consists of gasoline sales, <br />convenience store, car wash, and Taco Johns (drive-up and interior seating). When the site plan was - <br />first submitted to the City in June of 2005, notice of the proposed expansion was sent to <br />the owner and tenants of Sunfish Commons, the adjacent retail center to the west of <br />Sunfish Express. <br /> <br />Observations: <br /> <br />In the site plan reviewed in 2005, Mr. Yamoutpour proposed to relocate the car wash <br />vacuum island to the north side of the property and expand the principal building by <br />1,742 square feet to facilitate the addition of a 2-bay oil change service. The subject <br />property is 1.64 acres in size and zoned H-1 Highway 10 Business. The proposed use is <br />permitted in this zoning district. <br /> <br />City Code restricts building coverage to 35% of the lot area; the current 8,583 square foot <br />building equates to a lot coverage of 11.9%. The 1,742 square foot addition increases the <br />lot coverage by 2.4%, for a total lot coverage of 14.4%. The lot coverage is in <br />compliance with the 35% restriction. <br /> <br />-177- <br /> <br /> <br />
