Michael and
Anita Kucala requested a variance to construct a garage nearer the front property line than the
principal structure at 15541 Zirconium Street NW, Ramsey. The parcel is approximately 4.5
acres in size, and the house is located approximately 234 feet from the nearest point of the
property line. Mr. Kucala is proposing to construct a garage which will be approximately 210
feet from the nearest point of the property line. The site plan submitted and an on-site inspection
reveal that the property is significantly covered by mature tree growth, and some wetlands and
declining topography. These features prohibit construction of a garage in the side or rear yard. It
is staff's opinion that the mature tree growth in the area and the alignment of neighboring homes
along the street are such that there should be no adverse impact to the neighbors view of the
street scape by the construction of the proposed garage.

Board of Adjustment/July 10, 2000
