This is already a requirement on all State Aid projects and will leave more data <br />on the pavement section for future street maintenance projects. <br />4.2 Stormwater Treatment <br />The extension of Ferret Street from the north termini cul-de-sac to Bunker Lake Boulevard <br />results in an impervious area increase of 0.4 acres. Also, the existing storm sewer on 147th <br />Avenue drains to existing ponds east of Armstrong Boulevard and north of Sunwood <br />Drive. They were not designed to receive any runoff west of Armstrong Boulevard. <br />Consequently, stormwater retention and/or treatment improvements will be required with <br />this project to reduce the rate at which runoff leaves the site or infiltrates. <br />4.3 Water Main Improvements <br />Watermain is proposed to be extended on Ferret Street from Bunker Lake Boulevard to <br />146th Street. Watermain is also proposed to be extended from mid -block 147th Avenue to <br />Ferret Street. Adding this segment on 147th Avenue will loop together the watermain in <br />this area and provide service for future development. <br />4.4 Sanitary Sewer Improvements <br />Sanitary Sewer is proposed to be extended on Ferret Street from Bunker Lake Boulevard <br />to 146th Avenue NW. Adding this segment on Ferret Street will provide service for future <br />development. <br />4.6 Private Utilities <br />Staff has not yet met with the telephone, gas, power and cable utilities regarding this <br />project. During preparation of plans and specifications, Staff will meet with the private <br />utility companies to discuss the proposed improvements as noted in the project schedule <br />within this report. The alignment and footprint of the streets will be considered to <br />minimize impacts to private utilities. Impacts to private utilities area anticipated with this <br />proj ect. <br />Should any utility company indicate they wish to upgrade, replace and/or otherwise <br />modify their services during this project, any such upgrades, replacements and/or <br />modifications will be at the sole discretion and cost of the utility company. <br />4.7 Traffic Analysis <br />Based upon the potential traffic changes associated with the redevelopment of the West <br />Armstrong Area, more comprehensive traffic analyses are recommended to be completed <br />at the following locations: <br />• Bunker Lake Boulevard/Armstrong Boulevard, <br />• Bunker Lake Boulevard/Ferret Street, and <br />• Armstrong Boulevard/147th Street. <br />Initially, a Bunker Lake Boulevard westbound left turn lane and Ferret Street northbound <br />designated left turn lane and right turn lanes are all warranted. The current land use zoned <br />"COR" allows for flexibility. If the west Armstrong Area evolves to more commercial <br />orientated uses with the addition of the ARAA facility and others, additional analysis is <br />warranted to better understand the impacts.
