We offer the following comments: <br /> <br />General: The preliminary plat proposes to create a total of 16 single family lots on a 40 acre <br />parcel. The lots are proposed to be clustered on approximately 8 acres. The subject property is <br />generally located south of the intersection of Erkium Street and 177m Avenue NW. Future build- <br />out is planned to add approximately 35 additional lots when municipal services become <br />available. <br /> <br />Zoning: The property is zoned R-t R~sidential and is located in the Rural Developing Area. <br /> <br />Lot Area and Width: The current minimum lot size in the R-1 - Rural Developing Area is <br />10,800 square feet, with a maximum of 32,670 square feet. The requ/red lot width is 80 feet (90 <br />feet for corner lots). Lot 9, Block 3 appears to be larger than the maximum square footage. <br />Please submit a revised site plan that reduces the size of that lot to conform to city <br />standards. <br /> <br />Density: The R-I Residential - Rural Developing Area allows a Foss density of 1 unit per 2.5 <br />acres, or 0.4 units per acre. The plat indicates a gross density of exactly .4 units per acre. <br /> <br />Density Trahsitioning: Density transitioning is required along the eastern boundary and a <br />portion of the northern boundary of this site. Existing tree cover and features such as wetlands <br />can satisfy transitioning requirements. Lots 4-9 Block 3 appear to meet the transitioning <br />minimums through existing vegetation and wetlands. However, density transitioning will still be <br />necessary for Lots I-3 Block 3 and Lot 1 Block 1. <br /> <br />Please submit information on how the densi~ transition will be achieved. <br /> <br />18 <br /> <br /> <br />
