CASE # 3 <br /> Public Hearing <br />REQUEST FOR A VARIANCE TO CUL-DE-SAC LENGTH FOR THE PROPOSED <br />SUBDIVISION OF WILD OAKS OF RAMSEY; <br /> CASE OF RON TALLMAN <br /> By: Breanne Dairies, Associate Planner <br /> <br />Background: <br /> <br />Ron Tallman has applied for preliminary plat to create 12 new lots in a cluster subdivision. The <br />applicant has requested a variance to cul-de-sac length of 600 feet in order to extend Nutria <br />Street as part of this development. Staff has requested that this street be constructed to the extent <br />of the parcel. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Proposed plat <br />Proposed findings of fact <br />Proposed variance <br /> <br />Notification: <br /> <br />In accordance with State Statute, owners of property within 350 feet of the subject property were <br />notified of the request for variance. In this instance, property owners within 700 feet were <br />notified. <br /> <br />Observations: <br /> <br />City Ordinances limit the length of a cul-de-sac to 600 feet. The area where the variance is being <br />requested is located on a parcel with limited access oppommities due to a large wetland complex <br />on the site. The extension of Nutria Street will result in a cul-de-sac longer than the allowed 600 <br />feet. <br /> <br />Staff is requesting that both 171st Avenue and Nutria Street be constructed to the limits of the parcel. <br />It is City policy to facilitate future road connections. <br /> <br />13 <br /> <br /> <br />
