The majority of the drainage for the area west of Center Street currently flows north from Sunwood Drive <br />to the vacant parcels, wetlands, and depressions west of Center Street. The storm water then infiltrates or <br />flows overland to an outlet pipe near the Sunwood Drive and Yolite Street intersection. <br />The Veterans Drive and Peridot Street extension area currently drains to the existing wet pond located at <br />the southeast corner of The COR. The existing wet pond and infiltration basin are shown in Figures 6 and <br />7 in Appendix B. <br />Wetlands <br />In the fall of 2022, a wetland delineation was conducted within The COR Study area. Those findings are <br />still under review at the LRRWMO. Wetland delineations are depicted in Figures 6 and 7, and the full <br />delineation report is included in Appendix D. Mitigation will be required for a portion of the existing <br />wetlands if they are impacted by development. <br />/III IR AIII;;)''//4/' Y LASSO IIF III AT III NS AINIID IIDIII SIIIGIN ' IN IIIIIDIII IIRATIII IN <br />This analysis includes examining the feasibility of constructing roadways and other supporting public <br />infrastructure in The COR. Roadways included in the study are as follows: <br />• Ramsey Parkway — Willemite Street NW to Sunwood Drive NW, <br />• Center Street NW - from the existing developed section north to Bunker Lake Boulevard, <br />• Zeolite Street NW — from Sunwood Drive to Bunker Lake Boulevard, <br />• Yolite Street NW - Sunwood Drive to Ramsey Parkway, <br />• Veterans Drive NW - Rhinestone Street to Ramsey Boulevard, and <br />• Peridot Street NW - Sunwood Drive to Veterans Drive. <br />Figures 1 and 2 in Appendix B depict the roadway segments and geometrics included in this analysis. <br />Street Hierarchy <br />The COR Design Framework plan establishes a street hierarchy designation for roadways within The <br />COR (see Appendix A). The 2040 Comprehensive Plan establishes road classifications to create a safe <br />and efficient roadway network throughout the City (see Appendix A).
