Shade Tree Creek Preliminary Plat Review danuar7 25, 2006 3of5 Drainage and Grading: The following bullet points need to be addressed on revisions of grading and drainage plans: · Tko existing Erkium Street & 177~ Avenue must remain passable at all times. · All lots must have a minimum of a I% drainage check [ors in Block 3. · Show lowest floor & garage on the e,,dsting house. · Show drainage arrows. · Retaining walls need to signed by an End, fi.neet and submitted to the City of Rarnsey for approval, any reufinmg walls higher than ¢2" must have an approved m/lkug or fence. · The storm water calculations must be submitted re the Lower Rum R/vet Water Munagement Orgmnizaticn (LRRWMO) for review and approval. · A N'PDES permit {s also required with a courtesy copy of the City of Ramsey. Streets and Access: The prelLminary plat proposes to provide a public street (Erldum Street) from 177m Avenue to service the proposed 16 single family lots, ending in a cul-de-sac. This road must be constructed to the plat boundary on the south and must be constructed to urban standards to the southerrunost let. The remainder cf Er~um Street can be paved to rural standards. Wayne and Marian N[e[oche are the property ownem south of: the plat and currently have a private easement through your property, under the Development A~eement for RiverBroek. They have agreed that they will share responsibility in the construction of~ road on that private e~sement at a time when development occurred. The Meloche's have been copied on this letter. Addifionally, a variance will be needed to the mm'c/mum cul-de-sac len~.h of 600 feet for Erkium Street. The plan also shows a road to the west, which must be constructed to rural road standards to the extent of the pm'eel in order to facilitate better access to the proposed 16 [ets and to provide access to the community dmintiet'd. It is preferred that a connection be made to the west to 177m Avenue. The City is exploring options for obtaining fight-of-way to make that connection. Water Utilities: Tko new ict~ are proposed to be served by individual wells. ,MI water infrastructure must be installed pr~or to the installer/on of the streets. If individual wells are preferred, a maintenance plan must be outlined to ensure the lntegr/ry of the water ln_fi'a~tructure while it is unused. Ail systems must be designed with the ability to connect to municipal watermalns [n the future. Please submit a revised utili~ plan that shows the installation of watermains under the proposed street and stubs to proposed house pads. Sewer and Septic Utilities: The following bullet points need to be addressed on revisions of the utility plan: · Upgrade city details also include city, logo on city details. · Provide profile views for sanitary sewer and storm sewer. · Indicate the location of sewer and water stubs from the lateral pipes to the house pads. 20
