CASE # 2 <br />PARK DEDICATION FOR WILD OAKS <br /> By: Leonard Linton, Civil Engineer <br /> <br />Background: <br /> <br />Ron Tallman has submitted the preliminary plat for Wild Oaks of Ramsey. This is a proposed <br />cluster development located south of 173rd Avenue and east of Puma Street. The cluster <br />ordinance allows for development in areas not currently served by sewer by requiring urban <br />size lots, common water and sewer systems for the development. The number of lots that can <br />be developed at this time is based on the requirement of 2.5 acres per unit which is 12 lots. <br />The remainder of the parcel will be platted as outlots, further development will not occur until <br />city sewer and water is extended to the site. <br /> <br />The development is in the Autumn Heights Recreation District. The Park and Trail map shows <br />a future trail connection in the area of this plat. <br /> <br />Observation: <br /> <br />The east side of the development is mostly swamp and wetland. Staff looked at several <br />alternatives for routing a trail through this area and has determined that the most feasible route <br />is along the proposed road right of way. The trail must be 10 feet wide with a 5 foot <br />boulevard between the back of curb and edge of trail. This can be accomplished by providing a <br />66 foot right of way or by providing a 2 foot wide trail easement along the front of the lots. <br />The trail will need to connect to the south when the future street is constructed. This <br />requirement applies to Nutria Street and 171s~ Avenue. <br /> <br />Staff Recommendation: <br /> <br />Staff recommends park dedication for Wild Oaks of Ramsey in cash $28,800 (12 lots @ <br />$2,400). Trail fees will be made in cash in the amount of $6,960 (12 lots @ $580.00). <br /> <br />Commission Action: <br /> <br />Motion to recommend Park dedication cash.
