Oison: <br />We are in receipt of your sketch plan ~br Amber Ridge 2"d Addition consisting of one (1) sheet <br />prepared by LSJ Engineering, Inc., dated June 15, 2005. We offer the tbllowing comments: <br />Goner'ah The sketch plan proposes to replat Outlet B, Amber Ridge into 5 single family urban <br />Iota and one outlet. The property is appro>dmately 2.2 acres in size. <br />Zoning: The property is zoned R-2 Medium Density Residential and single family homes ~re <br />mot a permimed use hn this zoning distr/ct. The development of the pro-perry with single family <br />homes will require an amendment to the Comprekensive Plan Furare Land Use Map and a <br />rezoning fi:om R-2 Medium Density Residential to R-1 Residential. <br /> Lot Sizes: The minimum lot size in the R-I Residential area within the Metropolitan Urban <br /> Service ,a~rea (MUSA) is 10,800 square feet. Compliance with. the let size requirements must be <br /> verified at the time of preliminary plat review. <br /> Density: The maximum net density allowed/n the R-1 MUSA distr/ct is 3 units per acre for <br /> s/ngle family homes. The goss density ts approximately 2.2 units per acre. Net density is <br /> calculated exclusive of wetlands and major roadways within the plat boundaries. The net density <br /> must be verified at the time of preliminary plat review. <br /> Lot Dimensions: Ali proposed tots must maintain 80 feet of fl'enrage, either at the road right-of- <br /> way or the building setback I/ne. The preliminary plat must veri~ this standard is being met. <br /> Setbacks: The sketch plan will be subject to the ~bllowing setbacks: 30 foot front and rear yard, <br /> a 10 tbot side yard tbr habitable space, and a 6 tbot side yard uninhabitable space.
