The City has agreed to pay the taxes, and the tenant will be required to maintain their own area. <br />Mr. Goodrich advised this lease is important and will set the tone for other leases. Staff would <br />like to use this lease for the property next door if it is acquired. <br /> <br />Denny Sharp stated the lease that was drafted earlier would not work for them because of the <br />taxes. Secondly, according to the lease, as soon as the county or state wants the property, the <br />lease would terminate. This would cause difficulties due to tenants that have leased the property <br />for a nine-month period. <br /> <br />City Attorney Goodrich indicated the time period of the lease should not be an issue to work out. <br />The City should be able to provide at least a two-year notice before terminating the lease. <br /> <br />Mr. Sharp questioned if the City would insure the building, with him carrying tenant insurance. <br /> <br />City Attorney Goodrich replied that is provided in the lease; however, there is $3,000 damage <br />deposit required in the lease. <br /> <br />Mr. Sharp suggested a meter could be mn for the payment of gas and electricity. <br /> <br />City Attorney Goodrich indicated staff should be able to resolve any remaining issues with the <br />Mr. Sharp and his attorney. <br /> <br />Mr. Fischer stressed the importance of being cognizant of market rates, which was specifically <br />requested by Mr. Norman and Mr. Sullivan. <br /> <br />2) 2006 Objectives & Work Plan <br /> <br />City Administrator Norman distributed the proposed 2006 Objectives & Work Plan. He <br />requested the Council to review the Work Plan, which will be included on the next work session <br />agenda for discussion. <br /> <br />3) Anoka Ramsey Athletic Association <br /> <br />City Administrator Norman explained the Ramsey Youth Athletic Association (RYAA) has <br />merged with the Anoka Area Baseball Association (AABA) and the Anoka Youth Athletic <br />Association (AYAA). The new organization will become the Anoka Ramsey Athletic <br />Association (ARAA). Staff would like to discuss the merger with the Council in light of the <br />possibility that the City may someday create a Ramsey Park & Recreation Department. <br /> <br />Councilmember Elvig explained part of the reason for the merger is likely that the children of the <br />people running RYAA are moving out of the Association. There are also complications with the <br />field coordination. He noted Ramsey is strong on some sports, and not on others.
