Mr. Thatcher inquired as to what the urgency of the City is to develop. <br /> <br />Mayor Gamec replied that development of the area will depend on the landowner as to when they <br />want to develop because a landowner has the right to develop their land. <br /> <br />Councilmember Hendriksen explained that the property is currently zoned commercial but, in the <br />proposed Comprehensive Plan, the adjacent area is considered transitional and would have to be <br />similar to the adjacent neighborhood. <br /> <br />Mary Vincent, 7810 - 149'~' Lane NW, Ramsey, stated that the letter received by the residents <br />showed an area of medium density residential, and questioned why the entire site can't be single <br />family, one-acre lots. <br /> <br />Mayor Gamec replied that somewhere a line has to be drawn so that there is a compatible use. <br /> <br />Ms. Vincent stated that she is opposed to any townhomes. <br /> <br />Ms. Hoffinan stated that she lives on the stretch where the properties are zoned <br />residential/commercial and there are only three of those lots that have any commercial use on <br />them. She stated that she would be opposed to the medium density housing. <br /> <br />Christi Hager, 7461 - 149th Avenue NW, Ramsey, stated that she agrees that the area will be <br />developed some day and thinks the road extension would be a benefit to the neighborhood, but <br />also noted that if traffic were to increase in their neighborhood because of the extension that the <br />City should expect residents to back this. <br /> <br />Steve Kapp, 7451 - 149th Avenue NW, Ramsey, questioned what would happen if the streets <br />were installed and traffic was increased into the neighborhood. <br /> <br />Councilmember Hendriksen replied that the residents will have to live with the decision they <br />make. <br /> <br />Mayor Gamec stated that the City can look at other alternatives for the area. <br /> <br />Mr. Kapp stated that he would prefer to see all single family housing in the area. <br /> <br />Councilmember Hendriksen explained that this is only a planning process where the City draws <br />their best vision as they see fit and then the people who own the land usually try and match the <br />vision. <br /> <br />Mr. Kapp inquired as to whom would pay for the roads to be constructed. <br /> <br />Mayor Gamec replied the developers. <br /> <br />City Council/February 22, 2000 <br /> Page 12 of 27 <br /> <br /> <br />
