II. <br /> <br />Site Information. <br />The Ramsey Crossings area is comprised of approximately 67.27 acres and consists <br />of 16 parcels with 13 separate property owners. (See Figure 4 and Table 2). The area <br />is characterized by a mixture of vacant land, highway-orientated retail, industr/ai, and <br />outdoor storage uses. The area is not currently served by City sewer and water. The <br />Rarnsey Crossings area is defined by existing and furore transportation corridor. It is <br />bordered by BNS&F railroad and Hwy. 10 to the south, County Road 83 (Armstrong <br />Blvd.) to the east, County Road 116 (Bunker Lake Blvd.) to the north and future <br />extension of the Mississippi River Bridge Crossing to the west. <br /> <br />The Ramsey Comprehensive Plan designates this area as Mixed Used. <br /> <br />Figure 2 <br /> <br />LEGEND <br /> <br />The subject site is zoned TC-2. <br />,Figure 3 <br /> <br />LEGEND <br /> <br />6 <br /> <br />-238- <br /> <br /> <br />
