Only 4.9% of the land <br />has permanent structures contained upon it. When factoring in the vacant and outdoor storage <br />parcels, building coverage fails to 1.2%, further advancing the fact the parcels contained in the <br />Ramsey Crossings' area are underutilized. <br /> <br />Vacant parcels: As described in the previous discussion, three parcels are completely vacant <br />without any improvements upon the site. A total of 25.4 acres (37.8% of the total study area) are <br />vacant and do not in any way contribute to the economic, physical, or social productivity to the <br />City and its residents. This figure does not include Parcel I which has a cell tower located upon <br />it but is otherwise vacant nor does it include the three parcels that are used exclusively outdoor <br />storage~ If these parcels are added, more than 50% of the land area in the Ramsey Crossings area <br />create none to very little economic, physical, and social productivity for the community. <br /> <br />Inadequate infrastructure: None of the parcels contained within the Ramsey Crossings area are <br />served by City Sewer and Water.
