Assistant Community Development Director Frolik commented that even if they could get the <br />lots to meet setback, there would still be a variance needed for the driveways because of the <br />depth of the property. <br />Chairperson Nixt indicated that this area has build-to lines, not setbacks, and asked where they <br />were at with the build-to lines to the west. <br />Mr. Schrock stated that as you go east down Bunker Lake to Town Center Gardens, they are at 40 <br />feet. He indicated the buildings they are proposing will be closer to the fight-of-way then Town <br />Center Gardens. <br /> Greg Voss, Ramsey Town Center, LLC, indicated that after this addition, there is only one piece <br /> of property left on the north side of Bunker Lake Boulevard. He stated that piece does not have <br /> the same curve of the road. He indicated that this piece is a remnant piece from all the other <br /> components. <br /> Chairperson Nixt stated he is having trouble hop scotching through these developments. He <br /> indicated he is more concerned about the setbacks on major arterial roads than ancillary roads. <br /> He stated that if he had to give a driveway variance he would prefer that to a setback variance. <br /> Mr. Schrock indicated that it may be possible that when Bunker Lake Boulevard is expanded it <br /> will make a difference. He stated that on the south side there is not a trail, so it would look <br /> different. He indicated that the trail on the north side is on the right-of-way line so the house is <br /> right there. <br /> Mr. Voss stated that his personal sense is that granting of this variance gives them a little space <br /> from the sidewalk rather than having a tall vertical barrier righi up to the property line. <br /> Chairperson Nixt stated he is still struggling with what you will see when you go down the road. <br /> He indicated he understands the grading issues, but is wondering why the setback on Bunker <br /> Lake Boulevard cannot be adhered to, or why they cannot use slab on grade. <br /> Mr. Voss advised that he cannot do that with this builder and house type, however he can <br /> withdraw this plat and select another builder. He stated they are looking for different price points <br /> and this area suggests it would be an appropriate place for this housing type. <br /> Commissioner Van Scoy indicated that the grade is still bothering him. <br /> Mr. Schrock explained the grade situation and gave other options, showing what affect the <br /> changes would make to the site. <br /> <br /> Commissioner Van Scoy asked if the street is constructed. <br /> Mr. Schrock stated that the utilities are significantly in, which puts them in the position of <br /> working backwards from what is existing. <br /> <br />Board of Adjustment/December 1, 2005 <br />Page 3 of 5 -23- <br /> <br /> <br />
