Assistant Community Development Director Frolik stated that the rear wall will act as the front <br />door as it will be the only entrance to these units. She indicated that Staff is recommending the <br />use of additional materials and accents on the rear wall also. She stated the TC-4a District <br />requires 2 off-street parking spaces for each unit; the double garages and driveways provide 4 <br />off-street parking spaces for each unit. She noted that in addition, the site plan identifies the <br />inclusion of 15 guest parking spaces adjacent to the public road. <br />Assistant Community Development Director Frolik stated that sidewalk was constructed on the <br />primary streets by others. She indicated that the plans show sidewalks with steps to provide <br />connection from internal streets to the trail along Bunker Lake Boulevard. <br /> Assistant Community Development Director Frolik noted the proposed Landscaping Plan is <br /> generally acceptable. She noted that the proposed plan indicates some of the buildings will have <br /> up to six feet of foundation exposed below the first floor. She stated that City Staff is <br /> recommending that the foundation shrub species should characteristically reach heights of at least <br /> six tO ten feet to soften these elevations. <br /> Assistant Community Development D~rector Frohk indicated Staff is recommending preliminary <br /> plat and site plan approval continent upon compliance with the Staff Review Letter. <br /> <br />Citizen Input <br /> <br />Chairperson Nixt opened the public hearing at 7:33 p.m. <br />Motion by Chairperson Nixt, seconded by Commissioner Levine, to close the 'public hearing at <br />7:33 p.m. <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Levine, Brauer, Shepherd, Van <br />Scoy, and Watson. Voting No: None. Absent: Commissioner Johnson. <br /> <br />Commission Input <br />Chairperson Nixt asked if the applicant had any comments on the StaffReview Letter. <br />Mr. Voss noted that the builder is Heart of the Lakes construction. He indicated that they <br />retained Pete Keely as their architect, who helped draft the ordinance and design standards for the <br />area. <br />Chairperson Nixt stated that with six units per building, he is wondering how long these <br />buildings will be, and if the exposed rock will increase. <br /> Mr. Voss stated that the building is about 115 feet, and the exposed block will be between three <br /> and seven feet along Bunker Lake Boulevard.
