Topic: <br /> <br />Background: <br /> <br />CITY COUNCIL WORK SESSION <br /> Sketch Plan - Amber Ridge 2nd Addition <br /> <br /> Sylvia Frolik, Asst. Community Development Director <br /> <br />Lawrence Olson of E&G Development has submitted a sketch plan to replat Outlot B, Amber <br />Ridge into 5 single family urban lots. The property is located on the east side of T.H. #47, at <br />the southerly terminus of Argon Street N.W. The subject property is 2.2 acres in size and is <br />bounded on the north and east by single family urban lots. <br /> <br />The property is zoned R-2 Medium Density Residential for townhomes. Single family homes <br />are not a permitted use in this zoning district The development of the property with single <br />family homes will require an amendment to the Comprehensive Plan to change the land use <br />from medium density residential to low density residential. <br /> <br />The sketch plan proposes to extend the Argon Street cul-de-sac to provide public access to the <br />lots. City Code restricts the length of dead-end streets to 600 feet. Argon Street cul-de-sac is <br />currently about 850 feet in length and extending it further will require a variance. <br /> <br />Attachments: <br />a~ Site location map <br />b.
