Commissioner Van Scoy clarified that it does not matter what kind of home you put there, there
would still be this situation.

Mr. Schrock stated that is correct. He indicated they could do a walk-out, but that changes the
cost of the structure and eliminates this builder.

Chairperson Nixt stated that given what has happened already, it seems that even if they did not
have the proposed development, they would still end up dealing with this setback issue.

Commissioner Van Scoy asked if Mr. Voss was saying that a different product might give a
different outcome.

Mr. Voss indicated it could, noting that it may reduce the density, but as you add more bedrooms,
you need more storage and parking.

Chairperson Nixt added that it would not solve the setback issues.

Mr. Voss agreed, adding they would still be back for a driveway variance.

Board Input

Motion by Chairperson Nixt, seconded by Board Member Van Scoy to adopt Resolution #05-12-
394 adopting Findings of Fact #0748 relating to a request from Ramsey Town Center, LLC, for a
variance to maximum front yard setbacks and driveway lengths in the TC-4b District.

Motion carried. Voting Yes: Chairperson Nixt, Board Members Van Scoy, Brauer, Levine,
Shepherd, and Watson. Voting No: None.
