That the Applicant appeare~nbe£ore the ~amsey Planning and Zoning <br /> Commission for a public hear~ g pursuant to Section 170.013D of the <br /> Ramsey City Code on September 14, 1988 and that said public hearing <br /> properly advertised and that the minutes of said public hearing are <br /> hereby incorporated by reference- <br /> <br /> 3. That the subject property is le§ally described as follows: <br /> The east 250 feet of the north 350 feet of PIN ~: 23-32-25-41-0005, <br /> Auoka County, Minnesota- <br /> <br /> 4. That the subject property is located in the B-1 Business District and <br /> is apprOXimately 1.6 acres in size. <br /> <br /> 5. That the Applicant is proposin§ to construct an electrical substation <br /> on the subject property. <br /> <br /> 6. That electrical substations are not permitted uses in the B-1 Business <br /> District or any other zoning districts in the City. <br /> <br /> ?. That the surrOUnding properties are zoned B-1 ~usiness. <br /> <br /> 8. That the property adjacent to the subject site on the east is zoned <br /> BusineSS but it'prlncipally used as residential- <br /> <br /> 9. That the closest residence is approximately 475 feet from the proposed <br /> substation- <br /> 10. That there are no 'other similar condltional uses in the City. <br /> <br /> 11. That the proposed electrical substation vi11 not si§nficantly increase <br /> the traffic to or from the subject property- <br /> <br /> 12. YEar the proposed substation vi11 not he un~uly ~ac~ercus to the public <br /> velfare. <br /> <br /> 13. That the proposed electrical substation will be harmOniOUS with the <br /> objectives of the City's Comprehensive Plan. <br /> <br /> 14. That the proposer electrical substatiOn ~ill be maintained so as to he <br /> harmonious and appropriate in appearance ,~ith the intended character of <br /> the B-1 Business District. <br /> <br /> 15. That the proposed electrlcal substation may be vlsually disturbing to <br /> neighborin~ uses. <br /> <br /> 16. That the proposed electrical substation ~ill be a~equately served by <br /> essential public facilities and services. <br /> <br /> <br />
