That Mr. Jori Alblnson, hereinafter referred to as "Applicant", has <br /> properly apptied for a rezonlng of the property at 14550 Armstrong <br /> Blvd. N.W. from I-1 Industrial to B-1 Business. <br /> <br />2. That the Appllcant appeared before the Plannlng and Ionlng Commission <br /> for a public hearing pursuant to Section 170.013C of the City Code on <br /> September 8, 1988 and that said publlc bearing was properly advertised <br /> and that the minutes of said public hearing are hereby incorporated by <br /> <br />e <br /> <br />10. <br /> <br />11. <br /> <br />That the property which is the subject of the application is located at <br />14550 Armstrontg Blvd. N.W. and is legally described as follows: <br /> <br /> 'Parcel A: The east 195.00 feet of Lot 3, Block 1, HY-10 <br /> RAMSE¥, according to the recorded plat thereof, Anoka County, <br /> Minnesota. <br /> <br />-and- <br /> <br />Parcel B: That part of Lot 3, Block i, HY-10 RAMSEY, according <br />to the recorded plat thereof, Amoka County, Minnesota, lying <br />west of the east 195.00 feet thereof. <br /> <br />That the subject property is approximately 4.5 acres in size. <br /> <br />That the subject property is currently zoned I-1 Industrial. <br /> <br />That the subject property has been developed with B-1 Businesses <br />(convenience store, video rental shop and beauty salon). <br /> <br />That the surrounding properties are zoned I-1 Industrial. <br /> <br />That the Applicant has stated that the rezoning is necessary in order <br />that the existing uses on the property will be in conformance and to <br />assure that the balance of the property will be developed so as to be <br />compatible with existing uses on the property. <br /> <br />That the rezoning will not substantially adversely impair the use or <br />market value of any surrounding property. <br /> <br />That the proposed rez oning will be in accordance with the specific <br />objectives of the Comprehensive Plan. <br /> <br />That the proposed rezoning will not change the essential character of <br /> \ <br />the area. ', <br /> <br /> <br />
