neighborhoods "near" landfills (at a distance of less than one mile) were <br />found to rise more rapidly than prices of homes "far from" landfills (at <br />a distance of more than 2 miles from a site); in others, the reverse was <br />true. Ambiguity may have been a result of small sample size, failure to <br />be precise about definitions of distance from the sites, failure to use <br />smaller units for distance, or the decision made by the authors to <br />consider neighborhoods as units of study instead of houses as units of <br />study. It may have been that the comparative units (neighborhoods) <br />had insufficient similarity and differences were not controlled for in the <br />study. <br /> <br />In order to avoid as much as possible the ambiguities of the Callaway <br />and Price results, discrete distances expressed in units of .05 miles <br />rather than neighborhoods are being used. Five zones (0-~ miles; ¼-½ <br />mile; ½-1½ miles; 1½ to 3 miles; 3-5 miles) are also being used. A <br />comparison will then be made of the average price change per month <br />between the first and second sale of the same home. <br /> <br />In this EIS research, homes have been identified in the Andover, Oak <br />Grove, and Ramsey site areas which were sold in the period 1980-1986. <br />Previous sales records are being examined for these properties from <br />public files for the period 1975-1987. Comparisons are being made for a <br />sample of 564 homes at varying distances from the proposed landfill <br />sites. This is less than one-third of the overall sales, as shown in <br />Table 3. <br /> <br />3. Research Procedure in the Hedonic Value Approach <br /> <br />The procedural steps which are being followed in the development of <br />the residential real estate data base are as follows: <br /> <br />1 ) Conduct landfill visibility survey for overall areas. <br /> <br />2) <br /> <br />Select entries and copy data from MLS sold books. The <br />variables included address/street, month/year, price, age, <br />style, foundation size, fireplaces, and possiblylot size, trees, <br />and additional features. <br /> <br />3) <br /> <br />Map properties on county plat maps to determine the following <br />variables: zone, section/quarter-quarter, probable view from <br />house, and travel road, travel distances, and lot size. <br /> <br />Cross reference data entries to County Property Reports by <br />address.· Verify and update (if necessary) PIN number, <br />age, foundation size. <br /> <br /> <br />
