Rodeo Hills <br /> <br />Dear Mr. zimmerman: <br />We have reviewed the proposed minor subdivision consisting of the <br />above referenced outlots. These outlots were determined to be <br />unbuildable due to unsuitable soils for on-site wastewater disposal <br />systems. <br />Each of the two lots would be approximately .85 acres in size and <br />thus, would be substandard lots in the rural area under the current <br />ordinance. Variances thus would be required for both lots. <br />similarly, both lots are recommended to have mound septic systems. <br />Variances would also be required for this. <br /> No land dedication requirements for parks is indicated in this <br /> area, thus park dedication requirements should be satisfied in fee. <br /> I am also enclosing a letter concerning outlot B (to the south of <br /> this subdivision) whose owner also wishes to create a buildable <br /> lot. <br /> Variances should be granted prior to approval of this subdivision. <br /> <br />Sincerely, <br /> <br />EAKANSON ANDERSON ASSOCIATES, INC. <br /> <br />Peter R.
