Hakanson <br />Anderson <br />Assoc.,Inc. <br /> <br />[nsIneers, Surveyors & <br />Landscape Architects <br /> <br />October 27, 1988 <br /> <br />Mr. Gerry Zimmerman, Chairman of <br /> Planning and Zoning Commission <br />15153 Nowthen Blvd. <br />Ramsey, MN 55303 <br /> <br />Re: Review of Art Bulow Minor Subdivision <br /> <br />Dear Mr. Zimmerman: <br />We have reviewed the above referenced plat and offer the following <br />comments. <br /> <br />Lot 1 was created through the extension of Front Street. This lot <br />is approximately 23,000 square feet. Lots 2 and 3 were created by <br />splitting the remaining parcel south of Front Street. <br />All of the lots are currently zoned B-1 Business, but Lots 2 and 3 <br />are proposed as residential. A rezoning action thus is required <br />for Lots 2 and 3. <br /> <br />The lot size for Lots 2 and 3 exceed the 20,000 sq. ft. under the <br />city's amended ordinance for residential use in the urban sewered <br />area of the Critical Rivers district. The Ordinance has not <br />received final approvals from DNR or EQB. <br />Lot t exceeds the 20,000 SF size for non-riparian commercial use in <br />the district and exceeds the minimum !or width of 125'. Lots 2 and <br />3 exceed the minimum lot width of 90' and minimum 20,000 SF <br />requirements for riparian residential lots. <br /> <br />The preliminary plat illustrates a 35' R.O.W. (PARK) for the <br />proposed regional trail corridor. This is consistent with the <br />Parks Commission recommendation of 10/20/88. I would point out <br />that Council action on 10/25 reduced the trail right of way width <br />to 20' inclusive of 17' of road right of way on the Ellofson plat <br />immediately west of this plat. it is therefore likely that this <br />land dedication could similarly be reduced and the balance of park <br />requirements would then be paid in fee. <br /> <br />ZZZMonroe S~eet <br />Anok~Minnesota 55303 <br /> <br />612/42.7-5860 <br /> <br />Eugene ].
